Master Planning, Programming and Conceptual Design
This master plan was prepared to allow the Owner of this large piece of undeveloped property to seek a change from economic development zoning to retail zoning for 70 acres of the property in exchange for placing the remaining 230 acres in a permanent conservation easement.
The concept of the master plan was to create a pedestrian oriented retail village by breaking down the site into smaller retail nodes, subdividing the parking lots into outdoor "rooms", and creating a "main street" scale and image for the development. The design team worked closely with the planning staff of the Town to develop a design for the retail shops, the streetscapes, and the landscape that was approved on the first attempt by the Mount Pleasant Design Review Board. Key features of the first phase were the creation of a public gathering space that provided a focal point for the entire development and the use of varied designs and materials for each storefront to create the downtown image.
